Summary and responsibilities

Role overview

Summary

The New Home Sales Consultant will engage prospective buyers, use consultative selling skills to understand their needs, and guide them through the homebuying process. This role involves proactively creating sales opportunities, building relationships with real estate professionals, and maintaining expert knowledge of True Homes communities and market conditions.

About the Role

The New Home Sales Consultant role is an opportunity for a driven, achievement-oriented sales professional to build a high-performing career with True Homes.

We are looking for someone who brings a demonstrated record of sales success, strong consultative selling skills, and the initiative to create opportunities rather than wait for them. New home sales experience is strongly preferred, and experience in the Charleston real estate market is highly valued.

You will receive training in the True Homes product, communities, sales process, systems, and contract process. The ideal candidate already brings the drive, sales instincts, relationship-building ability, and personal ownership needed to learn quickly, make an immediate impact, and ultimately lead their own sales business.

What You’ll Do

  • Welcome and engage prospective buyers in model homes and sales centers

  • Use consultative selling skills to understand buyer needs, motivations, timing, lifestyle priorities, and financial considerations

  • Guide clients through floorplans, homesites, community details, available inventory, and financing resources

  • Proactively create sales opportunities through consistent prospecting, follow-up, broker outreach, personal networks, and community engagement

  • Build and maintain productive relationships with local real estate brokers, agents, lenders, and referral partners

  • Convert model-home traffic, appointments, internet opportunities, broker referrals, and self-generated prospects into sales

  • Develop expert knowledge of True Homes communities, floorplans, homesites, inventory, financing programs, and competitive advantages

  • Maintain strong knowledge of competing communities, builders, resale alternatives, and local market conditions

  • Consistently follow up with prospective buyers and document all activity accurately in CRM

  • Manage buyer opportunities with clear next steps, strong follow-through, and personal accountability

  • Learn and execute True Homes sales, contract, and operational processes with increasing independence

  • Maintain a clean, professional, retail-ready model and community space

  • Capture photos, videos, and stories that highlight community life and create engagement

  • Participate actively in sales training, coaching, role-play, market study, and professional development

  • Conduct competitive shops and use market knowledge to strengthen buyer conversations and positioning

Qualifications

  • Three or more years of demonstrated sales or client-facing experience with a record of achievement

  • New home sales experience strongly preferred

  • Charleston-area new home sales, residential real estate experience, or an established local broker network preferred

  • High initiative and demonstrated ability to create business rather than relying solely on provided leads or traffic

  • Strong consultative selling skills, including discovery, needs analysis, solution development, objection handling, and closing

  • Proven prospecting, follow-up, relationship-building, and business-development skills

  • Strong personal accountability, organization, and follow-through

  • Ability to learn products, markets, systems, and processes quickly and independently

  • Competitive, coachable, team-oriented, and aligned with a high-performance, people-first culture

  • Active or willingness to obtain a state real estate license

  • Ability to work weekends and some evenings

  • Valid driver’s license, reliable transportation, and insurance

  • High school diploma or GED required; Bachelor’s degree preferred
