The Assistant Property Manager assists the property manager in the overall operations of the property, ensuring efficient operations, overseeing supplier contracts, and managing lease administration. Key responsibilities include maintaining accounts receivable, processing evictions, leasing apartments, and ensuring a positive experience for residents and property owners.

Assistant Property Manager

We are seeking a talented Assistant Property Manager to support the Property Manager in overseeing the day-to-day operations of the property. This role focuses on resident satisfaction, leasing, financial administration, maintenance coordination, compliance, reporting, and overall property performance.

Key Responsibilities:

  • Assist with daily property operations, resident satisfaction, retention, and the full resident lifecycle.

  • Follow operational guidelines established under the property management agreement.

  • Manage accounts receivable, including rent collection, posting payments, daily bank deposits, and maintaining an accurate rent roll.

  • Complete daily, weekly, and monthly financial and leasing reports accurately and on time.

  • Review records and resident files for upcoming lease expirations, delinquent accounts, unlawful detainers, and other required actions.

  • Collect outstanding balances from former residents and assist with eviction processes, including notices, paperwork, and court hearings.

  • Lease apartments as needed and conduct competitive property shopping.

  • Inspect buildings and grounds for safety, cleanliness, and maintenance needs.

  • Coordinate move-ins, move-outs, lease renewals, and related documentation.

  • Audit new and existing lease agreements and resident files for accuracy and completeness.

  • Assist with staff training related to leasing, traffic entry, marketing, maintenance, and general office operations.

  • Prepare routine correspondence, rental notices, letters, and memorandums.

  • Support resident relations and help resolve complaints and other issues professionally.

  • Assume responsibility for property operations when the Property Manager is absent.

  • Comply with company policies, health and safety requirements, Fair Housing regulations, and applicable local, state, and federal laws.

  • Perform other duties as assigned.

Education and Experience:

  • High school diploma required; bachelor’s degree preferred.

  • 2-3 years of property management experience required.

  • Knowledge of the residential rental lifecycle required.

  • Real estate license preferred and may be required depending on location.

  • Experience with Yardi Voyager or a similar property management system preferred.

Skills and Requirements:

  • Basic proficiency in Microsoft Office, including Outlook, Word, PowerPoint, and Excel.

  • Excellent communication, interpersonal, customer service, and problem-solving skills.

  • Ability to handle confidential information with discretion.

  • Strong organizational and time-management skills with the ability to prioritize in a fast-paced environment.

  • Ability to work independently, respond with urgency, and communicate technical or maintenance concerns clearly.

  • Ability to handle and de-escalate difficult or sensitive resident situations.

  • Familiarity with general office equipment and property management systems.

  • Valid driver’s license, clean driving record, and current auto insurance required.

  • Must comply with all applicable safety requirements.

  • Must successfully complete Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
