Summary
This experienced Property Manager will lead all aspects of property management and daily operations for a 350+ unit apartment community. Key responsibilities include developing strategies to increase occupancy, improve resident retention, strengthen collections, and re-energize the onsite leasing and maintenance teams.
What You’ll Do
Lead and oversee all aspects of property management and daily operations for a 350+ unit conventional apartment community.
Develop and execute strategies to increase occupancy, improve leasing velocity, and drive resident retention.
Take ownership of collections and delinquency, establishing strong processes and accountability to improve financial performance.
Lead, coach, motivate, and develop the onsite leasing and maintenance teams.
Set clear goals and performance expectations while keeping the team engaged and productive, particularly during slower leasing seasons.
Train and coach leasing staff on sales, leasing techniques, follow-up, and resident service.
Conduct regular team meetings and communicate priorities, goals, and performance milestones.
Maintain a strong physical presence throughout the community, including regular property walks and inspections of vacant and made-ready apartments.
Ensure apartments, amenities, and common areas are show-ready and maintained to a high standard.
Participate in leasing and prospect tours when needed and ensure prospects receive a high level of service.
Monitor marketing activity and conduct regular reviews of lead flow, traffic, leasing performance, and competitive positioning.
Build strong relationships with residents, respond to feedback and surveys, and implement strategies that improve resident satisfaction and renewals.
Manage property operations within established budgets, policies, and performance standards.
Recruit, onboard, train, and provide ongoing performance feedback to onsite employees.
Partner with ownership and leadership to achieve operational, financial, leasing, and resident satisfaction goals.
What We’re Looking For
3+ years of Property Manager experience in conventional multifamily housing.
Proven experience managing a 300+ unit apartment community.
Strong background in multifamily leasing, occupancy management, resident retention, and collections.
Demonstrated ability to lead a team and maintain accountability during challenging or slower leasing periods.
A hands-on management style with the ability to lead from the front rather than simply oversee the team.
Strong understanding of property management operations, leasing, marketing, resident relations, and financial performance.
Experience with property management software and Microsoft Office, including Excel.
Strong communication, organization, time management, and problem-solving skills.
Professional presence with exceptional customer service and interpersonal skills.
Ability to work effectively with diverse personalities and build a positive, accountable team culture.
