Summary
This position is responsible for the effective and efficient management of all aspects of operations at a residential apartment building located in Washington, DC. Primary duties include maintaining excellent resident relations, maintaining high occupancy levels, and managing property building staff.
This position is responsible for the effective and efficient management of all aspects of operations at a residential apartment building located in Washington, DC. Primary duties include maintaining excellent resident relations, maintaining high occupancy levels, and managing property building staff. Reports to the Director, Residential Operations.
Essential Duties and Responsibilities:
Oversee administrative responsibilities of running the property, including:
Assist with the preparation of monthly financial statements by approving invoices, submitting accruals, variance notes, and participating in the monthly financial review with VP, Residential Operations and Director, Residential Operations.
Oversee accounts receivable monthly, ensure balance due notices and write off’s are produced timely.
Work with L&T attorneys, as necessary.
Hire and supervise staff, including marketing consultants.
Ensure data-entry of all prospect and resident information.
Oversee application processing and approval/denial.
Submission of weekly leasing reports to Director, Residential Operations.
Daily update of apartment availability report.
Perform market survey monthly.
Communication with all residents about property issues.
Obtain bid proposals for annual service contracts.
Work with Director, Residential Operations on annual budget preparation and present annual budget to Owners and Partners.
Assist Director, Residential Operations with revenue projections.
Market the property through advertising, outdoor signage, etc.
Ensure daily inspections of apartments to show.
Direct involvement in resident relations.
Conduct fair housing training for staff.
Oversee maintenance responsibilities of the property, including:
Conduct monthly inspections.
Work closely with the maintenance staff.
Conduct quarterly inspections with Director, Residential Operations and/or Vice President or Senior Chief Engineer.
Facilitate resident service requests.
Requirements:
Bachelor of Arts or Bachelor of Sciences degree.
5-7 years’ experience in residential property management.
Regular participation in continuing education.
Working knowledge of computer software applications, including Microsoft Word, Excel and Yardi.
Excellent written and verbal communication skills.
Ability to initiate projects and follow through to completion.
Ability to make decisions affecting the property and the staff.
Ability to establish and maintain consistent and punctual attendance at work.
Ability to work well with others.
Ability to work without supervision.
Ability to take direction.
