Real Estate Analyst
Dominion Financial Services (DFS) is a nationally recognized private lender serving real estate investors through Short-Term Bridge Loans and Long-Term Rental Loans. We are seeking a detail-oriented, analytical, and driven Real Estate Analyst to support property evaluations, underwriting, construction draws, and risk assessment. Your Impact
Provide accurate, timely property evaluations for loan origination and risk assessment.
Ensure renovation budgets and pro formas align with market conditions and project scope.
Help streamline underwriting and support real estate investor success.
Key Responsibilities
Use HouseCanary, Richer Values, comparable sales, and other data platforms to evaluate properties and underwriting reports.
Write and edit property evaluations for up to 140 loans per month with a 24-hour turnaround.
Analyze 5–8 real estate deals and 10–20 construction draws weekly.
Evaluate construction draws, budgets, scopes of work, and project documentation.
Review inspections and draw requests, identify discrepancies, and track project progress, reserves, and funding timelines.
Reconcile property costs before and after rehabilitation.
Validate budgets for new construction, cosmetic renovations, full gut rehabs, and multifamily properties (5+ units).
Estimate labor, materials, trades, and total renovation costs.
Read and interpret building plans, scopes of work, permits, assessor records, and construction documentation.
Apply knowledge of construction sequencing, timelines, codes, permitting, and local requirements to assess project feasibility and risk.
Analyze borrower pro formas for larger projects and manage multiple projects while maintaining accuracy and attention to detail.
Requirements
Experience in single-family or multifamily construction, construction engineering, general contracting, or residential real estate.
Strong knowledge of construction, rehabilitation, project sequencing, and project lifecycles.
Ability to read building plans and construction documents and estimate labor, materials, and project costs.
Familiarity with building codes, permitting, municipal requirements, and market conditions.
Experience with project budgets; CSI MasterFormat knowledge preferred.
Strong Excel skills required.
Ability to apply sound judgment and evaluate both details and overall project risk.
Strong organization, communication, adaptability, time management, and ability to manage competing priorities.
Preferred Qualifications
Experience in lending, draw administration, or construction risk analysis.
Experience with MLS, CoStar, HouseCanary, Richer Values, or similar platforms.
Strong analytical, quantitative, financial modeling, and critical-thinking skills.
Proficiency in Excel and Word.
Self-starter with strong accountability and process orientation.
AI-Enabled Workplace
