Position Overview
The Community Manager supports daily campus operations, assists residents, and works closely with the Community Manager to maintain a welcoming, well-managed residential community. This role combines administration, leasing, marketing, resident engagement, event coordination, and property operations.
What You’ll Do
Leadership and Resident Relations
Foster a positive and harmonious community environment.
Enforce property rules, regulations, and policies.
Follow up on maintenance requests and repairs.
Support residents and address concerns professionally.
Serve as backup when the Community Manager is unavailable.
Office and Administrative Operations
Monitor and report on contractors and vendors.
Maintain flexible office hours based on business needs.
Respond to voicemails, emails, and other communications within 24 hours during the business week.
Answer the property phone during business hours.
Facilitate resident meetings as needed.
Manage monthly laundry money collection.
Submit petty cash forms and reimbursement receipts.
Social Programming
Manage petty cash according to company policy.
Organize resident social committees and monthly activities.
Host and participate in community events to strengthen resident engagement.
Property Appearance
Ensure vacant apartments are clean and show-ready.
Help maintain property curb appeal and overall community appearance.
Assist with light maintenance and housekeeping needs when required.
Leasing and Marketing
Implement the annual marketing plan and adjust strategies as needed.
Work toward consistent 100% occupancy.
Conduct outreach marketing within the local community.
Maintain accurate prospect records and follow up with leads.
Host open houses and conduct property tours.
Conduct application interviews and lease signings.
Complete move-in orientations.
Follow all applicable Fair Housing requirements.
Compliance
Complete and submit required documentation accurately and on time.
Report policy violations or compliance concerns to the Compliance Department.
Follow Horizon policies, procedures, and regulations.
Requirements
Prior property management experience preferred.
Customer service experience required.
Prior leadership or management experience required.
Strong communication and interpersonal skills with diverse groups.
Strong conflict resolution and problem-solving abilities.
Comfortable using technology and learning new systems.
Ability to manage multiple responsibilities, work independently, and support a collaborative team.
