Summary

The Associate, National Leasing Specialist supports leasing performance across Core’s national portfolio by partnering with onsite teams, operations leaders, marketing, training, and revenue management to improve occupancy, leasing velocity, lead conversion, and overall sales execution. This role analyzes community performance, identifies leasing obstacles, recommends solutions, and helps onsite teams strengthen leasing strategy, sales discipline, and resident-facing execution.

Core Spaces (Core) is a vertically integrated real estate investment manager focused on acquiring, developing, and managing student housing and build-to-rent (BTR) communities. Founded in 2010, Core manages over 74,440 student housing beds and has more than 53,860 beds in development, along with over 3,000 BTR homes under development, leasing, or in its pipeline. Core combines progressive design, hospitality-driven service, and strong collaboration to create better living experiences.

Position Overview

The Associate, National Leasing Specialist supports leasing performance across Core’s national portfolio by partnering with onsite teams, operations, marketing, training, and revenue management. The role focuses on improving occupancy, leasing velocity, lead conversion, sales execution, and the overall prospect experience.

This position analyzes community performance, identifies leasing challenges, recommends solutions, and provides hands-on support to watchlist communities, new developments, lease-ups, and other priority assets. Responsibilities include data analysis, market insights, sales coaching, leasing support, and performance improvement.

What You Will Do

Leasing Performance & Analytics

  • Analyze occupancy, leasing, lead management, and conversion metrics to identify gaps and recommend improvements.

  • Conduct competitive market analysis covering pricing, market trends, and community positioning.

  • Understand community value propositions, customer objections, and leasing obstacles.

  • Prioritize support for watchlist communities and new developments.

Training & Team Development

  • Evaluate onsite leasing execution and customer engagement to identify performance gaps.

  • Provide coaching, training, role-play, and feedback to improve sales and conversion skills.

  • Partner with community leaders to reinforce leasing standards, accountability, and best practices.

  • Share successful approaches and performance insights across the portfolio.

Operational Leasing Support

  • Provide onsite leasing support during staffing gaps, lease-ups, transitions, or performance challenges.

  • Assess leasing workflows, prospect engagement, lead management, and customer experience.

  • Model effective prospect engagement, objection handling, follow-up, and closing techniques.

  • Support corrective action plans and leasing initiatives designed to improve occupancy and resident experience.

Leasing Strategy & Leadership

  • Partner with operations, sales, marketing, and revenue management teams on leasing initiatives.

  • Provide property-specific insights and recommendations to support business decisions.

  • Identify barriers to leasing success and coordinate solutions with stakeholders.

  • Champion Core’s culture, customer experience standards, and leasing best practices.

Requirements

  • Bachelor’s degree preferred or equivalent combination of education and relevant experience.

  • 2-4 years of experience in student housing, build-to-rent, multifamily leasing, sales, hospitality, customer experience, or a related field.

  • Strong communication, presentation, relationship-building, and collaboration skills.

  • Experience coaching, influencing, or supporting teams to improve sales or customer experience.

  • Ability to interpret performance metrics, identify trends, and turn insights into actionable recommendations.

  • Valid driver’s license and ability to travel independently.

Preferred Experience

  • Experience with Entrata, Yardi, or similar property management and leasing platforms.

  • Background in student housing, BTR, multifamily, or other high-touch residential environments.

  • Experience coaching leasing teams through sales training, role-play, and performance feedback.

  • Experience conducting market analysis and using leasing data to improve occupancy and revenue.

  • Ability to manage high-volume leasing cycles, changing market conditions, and aggressive occupancy targets.

  • Experience managing priorities across multiple communities or markets.
