The Development Analyst supports multifamily real estate development and acquisition projects from initial opportunity through construction, stabilization, and final conversion. This role involves financial analysis, structuring project financing, coordinating due diligence, and assisting with construction oversight and asset transition. The analyst will develop broad knowledge across various aspects of real estate development and finance.

Development Analyst

Position Summary:

The Development Analyst supports multifamily real estate development and acquisition projects from initial opportunity through construction, stabilization, and final conversion. Working with Development Associates and Project Partners, the role supports financial analysis, project financing, due diligence, entitlements, construction oversight, and asset transition. The position provides broad exposure to acquisitions, financial modeling, Low-Income Housing Tax Credits (LIHTC), debt and equity financing, architecture, engineering, construction, and property operations.

Key Responsibilities:

- Assist with sourcing development and acquisition opportunities through brokers and market relationships.

- Underwrite multifamily investments including new construction, acquisitions, rehabilitation, historic rehabilitation, portfolio acquisitions, GP buyouts, and distressed opportunities.

- Build and maintain financial models, development pro formas, cash flow projections, sensitivity analyses, capital structures, and return analyses.

- Evaluate market conditions, rents, expenses, construction costs, financing assumptions, and investment returns.

- Prepare analysis and presentation materials for Investment Committee review.

- Work with Capital Markets teams to secure construction and permanent debt, tax credit equity, and other sources of capital.

- Assist with LIHTC, historic tax credit, and other financing and development applications.

- Coordinate lender, investor, and third-party due diligence through project closing.

- Analyze financing alternatives and assess the impact of debt, equity, interest rates, costs, and operating assumptions on project feasibility and returns.

- Coordinate with architects, engineers, attorneys, contractors, municipalities, and consultants throughout the development process.

- Assist with zoning, entitlements, permitting, design, and preconstruction activities.

- Support construction oversight by tracking schedules, budgets, project risks, and key milestones.

- Attend site visits and project meetings to monitor progress, resolve issues, and connect underwriting assumptions with project execution.

- Support projects through construction completion, lease-up, stabilization, and permanent loan conversion.

- Coordinate post-closing and tax credit requirements, including 8609s, tax credit delivery, equity installments, and investor and lender requirements.

- Track outstanding development obligations and support successful transition of completed properties into long-term operations.

- Identify potential project issues, communicate concerns, and take ownership of assigned workstreams.

- Manage multiple projects, priorities, and deadlines while maintaining accurate and high-quality work.

Qualifications:

- Bachelor’s degree in Real Estate, Finance, Economics, Accounting, Engineering, or a related analytical field.

- Previous experience in real estate development, acquisitions, private equity, investment banking, lending, finance, or a related field. Relevant internships may qualify.

- Experience with real estate coursework, clubs, organizations, internships, or related activities preferred.

- Advanced Microsoft Excel skills with the ability to develop and interpret financial models.

- Proficiency with Microsoft Word, PowerPoint, and Outlook.

- Strong quantitative, analytical, mathematical, and problem-solving skills.

- Excellent attention to detail and ability to produce accurate work.

- Strong organizational skills with the ability to manage competing priorities and deadlines.

- Ability to take ownership of responsibilities and work effectively with limited supervision.

- Strong written and verbal communication skills.

- Ability to communicate professionally with internal teams, senior leaders, and external partners.

- Ability to learn complex real estate concepts and work through financial and operational challenges.

- Sound judgment and ability to determine when issues require additional guidance or escalation.
