The Assistant Property Manager supports the daily operations of a multifamily apartment community, collaborating with the Property Manager on leasing, rent collection, financial reporting, and resident services. This role requires strong interpersonal skills, attention to detail, and the ability to manage community operations effectively, including assuming full responsibility in the Property Manager's absence.

Assistant Property Manager

SunRidge Management Group is seeking an Assistant Property Manager to support the daily operations of a multifamily apartment community. The role works closely with the Property Manager to oversee leasing, rent collection, financial administration, resident relations, reporting, and overall community operations. When the Property Manager is unavailable, the Assistant Property Manager may assume responsibility for the community.

Key Responsibilities

  • Support the Property Manager with daily community operations and generate regular leasing, occupancy, and financial reports.

  • Maintain accurate resident records, lease documents, rent payments, deposits, and property files.

  • Process rent payments, application fees, deposits, and other financial transactions accurately.

  • Issue late notices, monitor delinquent accounts, and assist with collection and legal processes when required.

  • Prepare daily bank deposits and maintain financial records according to company procedures.

  • Welcome prospective residents, conduct property tours, and complete leasing paperwork.

  • Process applications, renewals, move-ins, and move-outs in accordance with applicable lease requirements.

  • Support marketing activities, resident outreach, and local market surveys.

  • Provide responsive, professional service to residents and resolve questions or concerns.

  • Conduct move-in and move-out inspections and support resident retention efforts.

  • Receive and process maintenance requests and coordinate with maintenance staff for timely resolution.

  • Monitor notices to vacate and maintain accurate property status reports.

  • Maintain organized lease files, service requests, reports, and other property documentation.

  • Ensure compliance with Fair Housing, ADA, and applicable local, state, and federal housing regulations.

  • Complete required training programs and participate in professional development.

  • Assist with onboarding and training new team members.

Qualifications

  • Minimum 1 year of experience in multifamily property management or leasing.

  • Working knowledge of property management software such as OneSite or Yardi.

  • Proficiency with Microsoft Office applications.

  • Familiarity with applicable lease documents, Fair Housing requirements, and property regulations.

  • Strong attention to detail, organization, time management, and problem-solving skills.

  • Excellent verbal, written, and customer service communication skills.

  • Ability to work effectively in a fast-paced, team-oriented environment.

  • Professional, flexible, dependable, and resident-focused approach.

  • Valid driver’s license, automobile insurance, and reliable transportation required.

Work Environment and Physical Requirements

This is a full-time, on-site position at an apartment community. Weekend availability may be required based on staffing needs or emergencies.

  • Ability to regularly walk the property and inspect apartments.

  • Ability to climb stairs and perform routine property-related physical activities.

  • Ability to stand, walk, bend, and lift up to 25 pounds.

  • Ability to operate standard office equipment.

  • Ability to respond to property emergencies when required.
