Role overview
Summary
The Acquisitions Analyst will support the Senior Acquisitions Associate and broader investments team in executing multifamily acquisition and development. This role involves conducting detailed financial underwriting, market and asset-level research, and assisting in preparing investment recommendations and transaction due diligence.
Berger is a vertically integrated real estate owner, operator, developer, and investor, providing team members with exposure to the full investment lifecycle—from sourcing and underwriting through ownership, operations, development, financing, and disposition. This role offers a unique opportunity to develop a broad investment skillset within a collaborative and entrepreneurial environment.
What You'll Do
Maintain and organize a comprehensive database of marketed and off-market acquisition and development opportunities.
Conduct detailed financial underwriting for multifamily acquisitions and land/development opportunities. Information such as rent comps, expense assumptions, financing structures, closing costs, and return metrics will be incorporated into underwriting with dynamic inputs.
Assist in evaluating development opportunities, including site selection, construction budgets, development yields, and project feasibility analysis.
Create and interpret comparable property studies through both in-person property tours and online research.
Assist in market and asset-level research studies to evaluate the feasibility of new investment opportunities. Areas of interest will include rent growth trends, supply/demand dynamics, and demographics to assess investment viability and support underwriting assumptions.
Develop and communicate investment recommendations supported by financial analysis, market research, and qualitative observations.
Assist in preparing investment committee materials and participate in internal discussions regarding investment opportunities, risks, and capital allocation decisions.
Assist in transaction due diligence along with Senior Acquisitions Associate, other Berger team members, and external relationships such as legal counsel. Transaction-related diligence tasks will include managing due diligence checklists, summarizing large volumes of data, and flagging key deal risks.
Create high-quality investment and financing presentations for internal and external stakeholders, with meticulous attention to detail. Such presentations will include both financial analysis and written investment theses with supporting evidence.
Utilize data analytics, AI tools, and emerging technologies to improve underwriting, market research, and investment decision-making processes.
Analyze the operating performance of existing investments and compare actual results against acquisition underwriting assumptions to identify lessons learned and improve future investment decisions.
