Summary
This position supports the North American Mission Board's ministry objectives by managing field and missional properties, including transitional residential properties and urban centers. Key responsibilities involve real estate acquisition, disposition, occupant information management, bill payment, recordkeeping, and data management for financial reporting.
Job Summary
This position will support NAMB’s ministry objectives in the Send North America Strategy by assisting with the management of field/missional properties (both transitional residential properties as well as urban centers).
KEY AREAS OF RESPONSIBILITY
Real Estate Management, Processing, Bill Pay and Recordkeeping:
Work through acquisition and disposition of Real Estate assets in coordination with the team and in line with strategies and needs of the portfolio to support NAMB’s financial objectives.
Oversee and ensure accurate occupant information, documentation, and informational requests. Work with field team to ensure smooth move in and move out as well as field oversight when assets are vacant.
Report and evaluate monthly expenditures for the houses to make sure that all payments are being made and that bills are as expected.
Analyze payments to make sure there are not any issues with the houses.
Manage the process of paying all NAMB’s utility and housing payments primarily through a third-party vendor and some direct payments from time to time. Must maintain ongoing communication with this vendor to make sure everything is working well and as expected.
Maintain setup and cancellation of services.
Support the coordination of property acquisition process, ensuring that real estate transactions are closed with proper documentation according to MPS policies and procedures.
Assist in completion of due diligence, analysis and closing of properties.
Support with closings and maintain files in accordance with policy and procedural standards.
Data Management, Reporting, and Administrative Tasks:
Prepare and maintain various spreadsheets and/or databases of loan and housing characteristics, performance, and expenses.
Continually evaluate current processes and identify opportunities for increased operational efficiencies.
Provide support to prepare necessary property status and residency reports.
Support the reconciliation of income and expenses for each occupancy and property.
Support in the preparation of timely and accurate reports for Real Estate and Investments Team, Financial Services, Internal Partners, Trustees and Executive Leadership.
Maintain files in accordance with Policy and Procedure Manuals
Other duties as assigned.
Education And Experience
High school diploma and three years’ experience in related field, or equivalent combination of education and experience.
Minimal of one year experience with procedures and document used in real estate transactions such as appraisals, title policies, survey plats, sales contracts, property insurance, notes, mortgages, etc.
Knowledge of basic accounting and general business principles and procedures.
