The Investment Associate will support and execute real estate transactions across April Housing’s investment platform, with an initial focus on disposition workstreams. We are seeking an Associate in the Investments group to join the company’s Los Angeles office. Working in partnership with Blackstone, the Investment Associate will support and execute transactions across April Housing’s investment platform, with an initial focus on our disposition workstream. April Housing operates one of the most active investment platforms in the country averaging over 50 transactions per year. As a result, this role offers a unique opportunity to gain meaningful transaction experience across a high-volume platform, working on a wide range of complex deals across the country.
This role is designed for a candidate with 3–5 years of real estate transaction experience who can take ownership of workstreams, operate effectively in complex partnership environments, and communicate clearly with both internal and external stakeholders.
What you will do:
Take a central role in executing dispositions, including initial underwriting, marketing, managing diligence processes, coordinating timelines, and supporting negotiations through closing
Perform detailed financial modeling, valuation, and hold-sell analysis to support investment decisions
Support preparation of internal approval materials, investment memoranda, and transaction summaries
Collaborate closely with internal teams including Asset Management, Transaction Management, Legal, and Accounting
Serve as a key point of coordination with buyers, brokers, partners, and third-party advisors
Apply a strong understanding of Section 42 / LIHTC structures and affordable housing regulatory frameworks to transaction analysis and execution
Navigate complex partnership dynamics and consent processes with sound judgment and professionalism
Assist with pipeline tracking, reporting, and ad-hoc analyses related to portfolio strategy and transaction execution
Contribute to process improvements and best practices across the Investments platform
Ability to pivot based on business strategy between dispositions and acquisitions.
What you should have:
Bachelor’s degree, preferably in finance, math, economics, real estate, accounting, engineering, or a related field
3–5 years of real estate transaction experience, with exposure to affordable housing strongly preferred
Demonstrated experience executing transactions with limited supervision, with direct involvement in dispositions a plus
Strong financial modeling and analytical skills, with a solid understanding of real estate fundamentals
Working knowledge of LIHTC structures and affordable housing regulatory considerations a plus
Strong written and verbal communication skills, with the ability to interact effectively with internal and external stakeholders
Highly organized, detail-oriented, and capable of managing multiple priorities under tight timelines
Comfort operating in ambiguous or high-stakes situations involving complex partnership dynamics
Alignment with April Housing’s mission and long-term investment approach
Some travel may be required depending on transaction needs
Ability to grow within the role and take on increased responsibilities over time

Base Compensation Range:
$140,000.00 To $155,000.00 Annually. This represents the presently-anticipated low and high end of the Company’s base compensation range for this position. Actual base compensation range may vary based on various factors, including but not limited to location and experience.
Total Direct Compensation: This job is also eligible for discretionary bonus and incentive compensation on an annual basis.
