Job description

The Manager, Property Management is the operational layer between the Country Lead and the Property Management Associates. The role owns asset quality, guest review performance, maintenance, and vendor/renovation projects for an assigned portion of the portfolio, and acts as the first escalation point for Associates on complex cases — coaching them through the issue rather than taking it over. German at native or near-native level is required given the local portfolio and vendor landscape; professional English is required for internal communication.

Job requirements

  • Several years of operational experience in property management, hospitality, or serviced apartments

  • Strong bias for action — comfortable making calls and building process where none exists yet

  • Fluent/native German; professional English

  • Confidence managing and negotiating with vendors, contractors, and property owners

  • Ability to prioritize across multiple properties and workstreams without losing follow-through

  • Experience coaching or developing less experienced colleagues, without formal line-management authority

  • Practical judgment on renovations, FF&E, and repair-vs-replace decisions

Job responsibilities

  • Act as the first escalation point for Property Management Associates on complex cases — working through the issue with them so they're better equipped next time

  • Own asset quality across an assigned set of units: inspections, cleanliness standards, maintenance, and guest review performance

  • Manage vendor and CSP performance: give structured feedback, hold providers to standard, escalate non-performance

  • Take end-to-end ownership of renovation and asset-improvement projects — scope, budget, sourcing, execution, handover

  • Review and challenge repair/replacement decisions and quotations to keep spend commercially justified

  • Identify recurring operational problems and turn them into SOPs, checklists, or training materials

  • Coordinate with Guest Experience, Maintenance, and other teams to mitigate guest impact when issues can't be resolved immediately

  • Provide the Country Lead with concise updates on risks, budget deviations, and decisions needing senior input
