The Real Estate Manager I serves as the primary point of contact and relationship manager between utility and railroad representatives and RailPros Real Estate clients. This role involves reviewing and preparing railroad permit applications, articulating design revisions, determining property valuations, and drafting license/lease agreements while maintaining accurate records in real estate management systems.

Job Summary

The Real Estate Manager I serves as the primary point of contact and relationship manager between utility and railroad representatives and RailPros real estate clients. The role supports railroad permitting, property access, licensing, leasing, valuation, client coordination, and application processing while maintaining accurate and up-to-date records.

Essential Duties & Responsibilities

Serve as the primary liaison between third parties, railroad representatives, utilities, permittees, lessees, clients, and engineering contractors. Review and prepare railroad permit applications, verify required documentation, communicate design or work revisions, submit applications, and manage the review and approval process. Support utility relocation design and construction related to railroad track projects and determine railroad property valuations and license/lease values.

Enter and track applications in RailPros and client real estate management systems, provide timely status updates, coordinate revisions, maintain accurate records, and ensure client data remains complete and current. Draft and distribute license and lease agreements on behalf of railroad clients and participate in process and procedure improvement initiatives.

Travel may be required to RailPros headquarters, field or client offices, worksites, and other project locations. Promote a positive, inclusive, and respectful workplace while upholding company standards for integrity, accountability, and respect. Follow all company policies, procedures, and applicable laws and regulations and perform other duties as assigned.

Qualifications

Ability to apply logical thinking, organize resources, solve problems, meet commitments, and make decisions aligned with business objectives. Strong customer service, communication, relationship-building, project management, and organizational skills are required. Proficiency with email, text communication, Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook, and Adobe applications is preferred.

Education & Experience

Bachelor’s degree in Business Administration, Project Management, Real Estate, or a related field, or equivalent work experience. Working knowledge of railroad permitting processes and standards is required.
