Summary

As a Property Manager, you will join a multidisciplinary team to manage real estate assets, including offices, logistics, and retail properties, for national and international clients. Your responsibilities will include coordinating internal teams, acting as the main client contact, overseeing financial aspects, and ensuring compliance with management mandates.

MAIN RESPONSIBILITIES

  • Responsible for managing an assigned portfolio of real estate assets and coordinating the internal team working on them (e.g., technical, administrative, financial, marketing/customer experience, and/or on-site staff, if applicable).

  • Main client point of contact for assigned assets, ensuring smooth communication between the client and C&W.

  • Thorough knowledge of the management mandate agreed with the client and supervision of its tasks, including tracking and supervising the billing and collection of management fees.

  • Ultimate responsibility for client reporting, in coordination with Client Finance & Lease Management, ensuring all reports are sent on time.

  • Coordinating the preparation and supervision of each asset's business plan regarding income and expenses.

  • Collaborating with other C&W departments involved in the asset (e.g., Agency, Capital Markets, Project & Development Services).

  • Main coordinator and contact person for third parties designated by the ownership: lawyers, appraisers, tax advisors, technical collaborators, etc.

  • Coordinating and/or participating in asset visits with appraisers, potential buyers, auditors, etc.

  • Coordinating asset transitions for new mandates or buy-sell operations.

  • Any other task required to ensure compliance with C&W obligations under assigned mandates.

  • Budget tracking, expense control, and ultimate responsibility for budget compliance.

  • Bidding and managing soft services: cleaning, security, gardening, waste management, insurance, etc.

  • Managing and tracking insurance claims until closure.

  • Visiting assets and tracking visits by the team.

  • Operational relationship with tenants: enforcing internal regulations, supervision, and ESG requirements.

  • Monitoring compliance with tenant contractual obligations.

  • Tracking bank guarantees and deposit updates.

  • Preparing service charge reconciliations and tenant meetings.

  • Handover and takeover of premises.

  • Final review and approval of contract modifications in the management system.

  • Monitoring arrears, debt recovery, and eviction management in coordination with legal services.

  • Supervising taxes (IBI, IGEC) and coordinating cadastral value reviews.


PROFILE

  • University degree, preferably Business Administration, Economics, Law, Engineering, Architecture, or similar.

  • At least 2 years of experience in real estate asset management in similar roles (offices, retail, and/or logistics).

  • Client-oriented with strong communication skills across different levels.

  • Proactive with leadership skills.

  • Strong commercial profile with ease in client and supplier negotiation.

  • Driver's license.

  • Availability to travel.
