About the Role
The Assistant Property Manager supports the daily financial, operational, leasing, and resident service functions of the community. This role is responsible for rent collection, lease administration, financial reporting, resident relations, and property operations while partnering with the Community Manager, Accounting, and Maintenance teams to ensure efficient operations, compliance, and an exceptional resident experience.
Key Responsibilities
Leasing & Sales
Support marketing initiatives to attract and retain residents.
Conduct property tours and assist with lease applications, renewals, move-ins, and move-outs.
Prepare accurate leasing documentation and collect required deposits and payments.
Support occupancy and revenue goals throughout the leasing process.
Resident Relations
Respond promptly to resident inquiries and resolve concerns professionally.
Support the Resident Experience Team and community engagement events.
Build positive resident relationships and enforce community policies, including lease violations and eviction procedures when required.
Financial Management
Collect and post rent, fees, deposits, and other resident payments.
Prepare bank deposits, reconcile transactions, and resolve discrepancies with Accounting.
Monitor delinquent accounts, support collections, and prepare financial reports.
Process invoices, maintain resident accounts, and enforce lease terms.
Property Operations
Support daily property operations and coordinate maintenance requests.
Conduct property inspections to maintain safety and curb appeal.
Coordinate vendors and contractors as needed.
Assist with hotel rental operations and oversee site operations in the Community Manager's absence.
Administrative Support
Maintain resident files, lease agreements, and financial records.
Assist with budgets, expense tracking, and compliance with Fair Housing and applicable regulations.
Process move-outs, security deposit reconciliations, and lease termination documentation.
Qualifications
Bachelor's degree or equivalent experience.
2+ years of experience in property management, leasing, hospitality, or customer service; Class A multifamily experience preferred.
Experience with sales, marketing, and financial reporting.
Proficiency in Google Workspace and Microsoft Office (Excel and Word).
Experience with Yardi, Payscan, RentCafe, CommercialCafe, and BlueMoon preferred.
Strong communication, customer service, organizational, and problem-solving skills.
High attention to detail with the ability to manage multiple priorities.
Knowledge of lease administration, Fair Housing, and residential property management preferred.
