The Opportunity

Legacy Property Buyers is a small fast-growing real estate investment company that specializes in helping homeowners sell their properties through creative solutions, including cash purchases and novations.

We are hiring a Full-time Acquisitions Specialist to work alongside our existing acquisitions team and help us convert motivated seller leads into signed contracts. Since we are a smaller company, we are looking for people who want to grow with us exponentially.

This is not a soft sales role. This is not a “take a few calls and hope something lands” position. You will be speaking with homeowners in real situations, uncovering motivation, solving problems, negotiating under pressure, and locking up profitable deals that our Dispositions team can sell and close.

Compensation

OTE: $150,000–$200,000+ per year

Compensation is performance-driven and may include:

  • Base for first 30 days+ commission

  • 100% commission structure after 30 days (our performing reps earn $15k per month average)

  • Top-performing Acquisitions Specialists who hit minimum KPIs and consistently close profitable contracts can earn $150K–$200K+ annually.

This is a role where strong closers are paid like strong closers.

What You’ll Own

Your job is to:

  • Convert qualified motivated seller leads into profitable signed contracts.

You will own the front end of the deal process, including seller conversations, motivation discovery, offer positioning, negotiation, follow-up, and contract execution.

Your performance will be measured by your ability to:

  • Lock up profitable contracts consistently

  • Convert leads into real opportunities

  • Build trust with sellers quickly

  • Create clean handoffs to Dispositions

  • Maintain clean CRM notes and follow-up discipline

  • Hit weekly and monthly KPI targets

  • Improve through coaching and feedback

Core Responsibilities

1. Seller Conversations + Lead Conversion

You will speak directly with homeowners who have responded to our marketing and may be interested in selling their property.

You will be responsible for:

  • Calling new inbound leads quickly (less than 5 minutes speed to lead)

  • Building rapport and trust with sellers

  • Understanding the seller’s situation, motivation, timeline, property condition, and desired outcome

  • Asking strong discovery questions

  • Identifying whether the seller is a fit for a cash offer, novation, creative structure, or follow-up nurture

  • Handling objections professionally

  • Following up aggressively without sounding desperate or pushy

  • Moving qualified sellers toward a clear decision

You must be comfortable having real conversations with people who may be emotional, skeptical, guarded, or difficult to reach.

2. Offer Strategy + Negotiation

You will not just “give offers.” You will learn how to position offers based on the seller’s actual problem and the property’s real market value.

You will be responsible for:

  • Analyzing seller motivation and property details

  • Working with underwriting/support to determine deal viability

  • Presenting cash offers and novation solutions clearly

  • Explaining trade-offs between speed, certainty, convenience, and price

  • Negotiating purchase price, terms, closing timelines, and seller expectations

  • Getting signed contracts that are profitable and executable

  • Avoiding bad contracts that waste the team’s time

The goal is not to lock up anything at any price. The goal is to lock up clean, profitable, sellable deals.

3. Follow-Up Discipline

Most deals do not close on the first call. Your money will be made in the follow-up.

You will be responsible for:

  • Maintaining consistent follow-up with warm and nurture leads

  • Keeping every seller updated with a clear next step

  • Using CRM tasks, notes, and reminders properly

  • Reviving old leads when timing changes

  • Staying persistent without damaging trust

  • Knowing when to push, when to slow down, and when to disqualify

If you are not organized, you will lose deals.

4. CRM, KPI, and Pipeline Accountability

We run a performance culture. You will be expected to know your numbers.

You will be responsible for:

  • Keeping all lead notes clean and updated

  • Logging calls, conversations, offers, follow-ups, and outcomes

  • Updating lead stages accurately

  • Reporting weekly KPIs

  • Attending required huddles and coaching sessions

  • Communicating blockers early

  • Taking ownership when performance is off

No vague excuses. No disappearing. No “I thought someone else had it.”

You own your pipeline.

5. Team Collaboration

You will work closely with our Dispositions team to make sure every contract you lock up is clean, profitable, and positioned correctly.

You will be responsible for:

  • Creating smooth handoffs to Dispositions

  • Giving clear seller context, motivation, pricing logic, and deal notes

  • Taking feedback when a deal is not structured correctly

  • Improving your underwriting, negotiation, and seller qualification over time

We are a small team. Communication matters.

Requirements/Non-Negotiables

  • 2+ years of proven sales experience preferred

  • Real estate sales experience is a strong plus

  • Strong fluent english communication skills, verbal and written

  • Proven ability to close sales or hit performance targets

  • Comfortable working fully remote with dedicated quiet space

  • Reliable computer and high-speed internet

  • Ability to work EST business hours
