Assistant Property Manager
The Assistant Property Manager supports the Property Manager with daily operations, leasing, resident services, rent collection, accounting, compliance, and team oversight. The role is responsible for maintaining high resident satisfaction, supporting property performance, and representing Birchstone standards and company values.
Key Responsibilities:
Assist the Property Manager with all aspects of property operations, resident satisfaction, budgeting, and company standards.
Provide exceptional customer service and build positive relationships with current, prospective, and former residents.
Assist with oversight, training, and support of leasing and service teams.
Support leasing activities, including property and unit showings, application verification, lease renewals, and compliance with Fair Housing requirements.
Lead rent collection efforts, post rental income, make bank deposits, perform reconciliations, and support property accounting functions.
Assist with evictions, utility cut-offs, renewals, notices, leases, and addendums as needed.
Maintain accurate resident lease files, computer records, forms, reports, and administrative documentation.
Inspect move-out units, document and photograph conditions, and inspect make-ready units to ensure readiness for new residents.
Resolve resident concerns while maintaining exceptional customer service.
Ensure required property permits and licenses remain current.
Monitor market conditions and recommend pricing, efficiency, and process improvements.
Research resident amenities, activities, and programs that enhance property value and revenue.
Assist with team training on resident service, leasing techniques, and best practices.
Conduct regular property and unit inspections to ensure properties are show-ready, compliant, safe, and operating efficiently.
Assist with corporate and regional initiatives, special projects, capital improvements, and project monitoring.
Participate in property meetings and serve as a resource to team members.
Perform other duties as assigned.
Minimum Qualifications:
High school diploma or equivalent required; bachelor’s degree in business, sales, or related field preferred.
Two or more years of multifamily, conventional/market-rate, Class A or Class B property experience preferred.
Two or more years of residential leasing and/or sales experience preferred.
One or more years of lead or supervisory experience preferred.
CPM, CAM, and/or ARM certification preferred.
Knowledge of marketing, leasing, financial management, basic accounting, and mathematics.
Strong leadership, interpersonal, communication, organizational, and problem-solving skills.
Ability to work independently and collaboratively, manage multiple priorities, meet deadlines, and work effectively under pressure.
Strong attention to detail and time management skills.
Proficiency with Microsoft Office and general computer applications.
Experience with Entrata or ability to quickly learn property management software.
Ability to work varying hours and respond promptly to emergencies.
Bilingual English/Spanish skills preferred.
Valid driver’s license required.
