Summary

As a Property Manager at Anchor Health Properties, you will oversee all operational aspects of a medical outpatient portfolio, including tenant relations, work order processing, preventative maintenance, and financial reporting. This role requires an ownership mentality, proactive problem-solving, and strong communication to ensure efficient property operations and client satisfaction.

As a Property Manager at Anchor, you are responsible for the full operational performance of your portfolio while partnering with an Asset Manager to support occupancy goals. You will lead day-to-day building operations, including tenant relationships, work order management, preventative maintenance, and capital improvements. This role is empowered with ownership and accountability—Property Managers are expected to complete tasks thoroughly, requiring minimal oversight, and deliver work that reflects Anchor’s high standards to clients.

Compensation
Anticipated base salary: $90,000–$105,000, plus discretionary bonus. Compensation varies based on experience, skills, and location.

How You’ll Contribute

  • Manage a medical outpatient portfolio (200K–350K SF), adapting to regional and tenant complexity

  • Oversee all work orders, service requests, and vendor dispatching

  • Negotiate and manage maintenance contracts, repairs, and compliance requirements

  • Build strong tenant relationships and address service needs promptly

  • Partner with Asset Management on leasing activities and occupancy strategy

  • Develop and manage annual budgets; forecast expenses and track financial performance

  • Prepare monthly, quarterly, and annual reports aligned with owner requirements

  • Identify and address cost trends to optimize operational efficiency

  • Travel regularly for site visits, tenant meetings, and property inspections

  • Manage Building Engineers, including staffing, performance, and development

  • Coordinate RFPs and oversee contractors for maintenance, capital projects, and tenant improvements

  • Create tenant guides, maintain building documentation, and manage signage directories

  • Establish efficient long-term operational practices to maximize asset value

  • Serve as the primary contact for after-hours emergencies

  • Support office operations and reporting deliverables as needed

What You Bring

  • 3–5 years of experience in commercial real estate, property management, or related fields

  • Strong organizational skills and attention to detail

  • Proactive, accountable, and solution-oriented mindset

  • Ability to multitask and manage competing priorities

  • Strong interpersonal and communication skills

  • Experience with property financials and medical outpatient properties preferred

  • Knowledge of accounting principles

  • Proficiency in Microsoft Office (Excel, Word, Outlook, PowerPoint)

  • Bachelor’s degree preferred; real estate license and/or CPM, RPA certifications a plus

  • Flexibility to work occasional evenings/weekends based on property needs
