Project Manager – Real Estate Development & Construction

Preferred Living Location: Birmingham, AL | Atlanta, GA

Full-Time | Field-Based | Approximately 50% Travel

A growing, privately held real estate development firm is seeking an experienced Project Manager to lead projects from design and pre-construction through construction and final delivery. This is a hands-on, field-facing opportunity for a proactive professional who can manage complex projects while keeping a sharp focus on budget, schedule, quality, and risk.

The ideal candidate is equally comfortable reviewing site plans and civil drawings, coordinating with architects and contractors, walking an active construction site, and communicating project challenges to leadership before they become major issues.

Key Responsibilities

• Lead projects through design, pre-construction, permitting, and construction.

• Coordinate architects, civil engineers, contractors, consultants, government agencies, and other project partners.

• Manage project budgets, schedules, change orders, draws, and cost reporting.

• Identify and proactively resolve permitting, entitlement, utility, site, and construction challenges.

• Monitor field progress, construction quality, sequencing, and contractor performance.

• Anticipate risks and develop strategies to protect project timelines, budgets, and overall financial performance.

• Oversee punch lists, commissioning, closeout, and project turnover.

• Provide clear, timely communication to leadership regarding project status, risks, delays, and budget variances.

• Partner closely with development leadership to ensure projects are delivered on time, on budget, and to a high standard of quality.

• Travel approximately 50% to active project sites.

What We're Looking For

• 5–7+ years of project management experience in real estate development or construction, with experience managing projects through design, pre-construction, and construction.

• Bachelor's degree in Building Science, Construction Management, Engineering, or a related field.

• Strong understanding of entitlements, permitting, utilities, site development, and construction processes.

• Strong financial and analytical skills with the ability to manage budgets and understand the financial impact of project decisions.

• Excellent communication skills and the confidence to identify and communicate challenges early.

• Highly proactive, organized, self-directed, and comfortable working in a fast-paced environment.

• Willingness and ability to travel approximately 50%.

Preferred Experience

• Small bay industrial, light industrial, or speculative development.

• Design/Build project delivery.

• Experience developing or improving project management processes.

• Familiarity with Procore, Monday.com, or similar project management platforms.
